Rules and Policies

 

Below are rules for staying at any of our units and Sandpiper Condo. We love our units and want to keep it as nice as possible for all guests. Violations of any of these rules and/ or policies are subject to immediate cancellation of your reservation. If you and/ or your party are asked to leave, you will NOT be reimbursed for the stay (including unused nights).

There is an on-site manager who patrols and watches over things, and they will inform us if guests are not following the rules. Please read this entire page before booking a stay.

CHANGES, CANCELLATIONS, AND REFUNDS

You must make all changes and cancellations through Airbnb, and you are subject to the change/ cancellation policy as stated on Airbnb’s site. 

If you fail to check-in within 24 hours (text us to let us know you’ve arrived), we will consider your booking a “No Show”. No shows will be charged for the entire stay.

After check-in, there is no refund for any unused portion of your stay or for a reduction in the number of guests.

There are NO REFUNDS OR DATE CHANGES for ferry related issues including late or cancelled ferries.

NO SMOKING, VAPING, OR DRUG USE

No smoking, vaping, or drug use allowed inside, outside, or around Sandpiper Condo property.

Absolutely no smoking, vaping, or drug use allowed in our units. If there is evidence of smoking, vaping, or drug use inside, we will charge a $200-$1000 depending on the damage.

NO PARTIES

Absolutely no parties are allowed.

NO ONE UNDER 21 CAN BOOK

Washington state law allows people 18 and older to book a hotel room; however, we require that the guest booking the room be 21 or older. The person making the booking must stay for the entire duration.

NO BOOKINGS FOR OTHERS

As stated above, we require that the person who booked a room must also stay in the room during the entire booked stay. If you book a room for someone else or give a room to someone else during your booked stay, your booking will be cancelled.

NO CHILDREN UNDER 12 YEARS OF AGE

Because on continuous problems with young children, children 12 years old and younger are not allowed to stay without approval.

NO PETS

No pets are allowed.

QUIET HOURS

Quiet hours are between 10:00 p.m. - 8:00 a.m. Please respect quiet hours.

CHECK-IN/ OUT

Check-in after 4:00 p.m. You will check yourself in with a code. If you are arriving after quiet hours, please be mindful of your noise level.

Check out is 11:00 a.m. Because of housekeeping, we have to keep to the checkout time.

NOISE LEVEL

There is a possibility that you will hear the people in the next room. With that possibility, the people in the next room can hear you too! Please be mindful of your noise level.

BICYCLES

Bikes are not allowed inside the unit. If you or your party bring or rent bikes, please lock them to the outside bike rack located by the ramp (close to unit #1).

KEEP THE UNIT LOCKED

While Friday Harbor is low-crime and full of easy-going islanders, please keep the unit locked while you and your party are away. There are two doors on this unit, so please make sure that both doors are locked while you and your party are away. There are also two windows to shut and lock. One is in the bathroom, and the other is front window. Additionally, please make sure all doors and windows are locked at check-out. If a door or window is left unlocked and something happens to the unit or property inside the unit, you and your party could be held responsible for the theft and/ or damage.

DAMAGE OR THEFT

You are responsible for any and all damage you and/ or your party may cause during your stay. You are also responsible for negligence that may result in theft. You agree that you are responsible for paying the full cost of replacement or repair of damaged or stolen items. If a complaint occurs due to the negligence of those occupying our unit, disorderly conduct, unlawful activities, violation of smoking or pet policies, or repeated noise complaints, the offending guests may be evicted and/or receive additional charges to their account.

If any damage occurs to Sandpiper Condo, our unit. or the property in and outside our unit, you will be held responsible to pay for the damages. If you or someone in your party takes something from our unit or because of negligence theft occurs in our unit, you will be responsible to pay for the item(s).

KEEP THE UNIT CLEAN

We understand that you are on vacation, but please treat our place better than you would your own home. Please clean up after yourself and keep the unit clean. If there are any accidents (especially with bodily fluids), please clean it up. Any extraordinary cleaning/damages will be charged minimum $250.00 fee.

Please do NOT eat or drink on the bed. Even though this is a studio unit, there is a table and/ or counter to eat and drink at. If there is evidence that you or someone in your party had food and/ or drink in the bed, an additional cleaning fee will be charged.

Release of Liability

 

Vacation Rental Liability Waiver

As a guest, you and the people in your booking party agrees to the following “Vacation Rental Liability Waiver” listed below. “I” refers to the person booking The Clamshell and/ or The Mussel, and that person agrees (as the representative for themself and the people in their booking party) to the following once the booking is confirmed.

I, ______________ (“Releasor”), a visitor to and short term vacation renter of the properties commonly known as The Clamshell, The Mussel, and/or Sandpiper Condominium located at 250 Tucker Ave., Friday Harbor, WA 98250 (the “Property”) acknowledge and agree:

I am aware that my stay at The Clamshell, The Mussel, and Sandpiper Condominium involves risks that may result in serious bodily injury and/or death. Some of the risks include, but are not limited to, drowning, falling, sports injury, slips, trips, falls, cuts, adverse weather conditions, the acts or omissions of guests or visitors on the Property during my stay, and the condition of the Property. I understand that the description of the risks in this “Release of Liability, Waiver of Claims and Assumption of Risk” is not complete and that other risks or events that are known or unknown, anticipated or unanticipated may result in serious bodily injury and or/death.

In consideration of being permitted to rent and stay at The Clamshell, The Mussel, and Sandpiper Condominium, I agree on my own behalf, my family, any and all guests, and invitees that I am fully responsible for any and all risks of injury or death. I hereby release and hold harmless Clamshell LLC, The Clamshell, The Mussel, and Sandpiper Condominiums, and its members, principals, agents, officers, employees, and representatives (collectively “Releasees”) as well as the owner of the Property.

I agree to fully and forever release and discharge, and not to sue Releasees for any injuries or damages, including bodily injury or property damage that Vacation Rental Liability Waiver may result from or be related in any way to my rental and stay at the property. I further agree to indemnify and defend Releasees, through their own choice of counsel, against any and all claims arising out of or related in any way to my rental of the Property, including claims by third parties.

BY RENTING ONE OF THESE PROPERTIES DIRECTLY FROM THE OWNERS AND/ OR THROUGH AIRBNB, I ACKNOWLEDGE THAT I HAVE READ THIS ENTIRE “Release of Liability, Waiver of Claims and Assumption of Risk” AND THAT I UNDERSTAND ITS TERMS AND AGREE TO BE BOUND BY THEM. I UNDERSTAND THAT THIS “Release of Liability, Waiver of Claims and Assumption of Risk” SHALL BE EFFECTIVE AND BINDING UPON ME, MY HEIRS, ASSIGNS, PERSONAL REPRESENTATIVE, ESTATE, AND ALL MEMBERS OF MY FAMILY, MINORS, INVITEES, AND OTHERS IN MY CARE, CUSTODY OR CONTROL, AND AGREE TO ADVISE ALL SUCH INDIVIDUALS OF THIS“Release of Liability, Waiver of Claims and Assumption of Risk” AND CAREFULLY SUPERVISE THEIR USE OF PROPERTY.
